PROCUREMENT & CONTRACTING OPTIONS
Lump Sum
What is it?
- Fixed price based on a set of documents
- Fully documented – no further design input
- Consultants continue to work for the Client
- Attractive to all builders because it is lower risk
- Gets more response from the market as Builders know what they need to price and deliver
- But highly competitive as everyone is pricing the same thing
Point of Difference with Exemplo
- Drive the final coordination of the design documents thru the lens. of a builder (from a buildability perspective) and thru the shop drawing process
- Though it is fully documented, the documents will never be 100%.
We will get in early and identify areas of the design that need the most attention so that it can be resolved early thru alternative a proaches as opposed to just sticking the hand out for variations as a result of errors on the drawings.
Design & Construct
What is it?
- Fixed price based on a set of documents that are not fully resolved
- Builder takes the risk on the design and its shortfalls
- Builder must ensure it complies with the relevant Codes and regulations, meets the Client’s brief and fit for purpose
- Not all builders are sophisticated enough to take this on
- You need to make the necessary allowance during the tender process to cover the shortfall in the design.

- Understands the design finalisation process
- Can manage the stakeholders and consultants to achieve a timely and optimal outcome
- Across the various Codes and regulatory requirements
- Understands the synergy required between completing the design while continuing building on site
Construction Management
What is it?
- Low risk to the builder (dream job!)
- Only preliminaries (ie. staff, running the site, etc.) is fixed along with a % margin on trade cost
- Best endeavours on program, ie. no liquidated damages risk
- 3 quotes to be provided to the Client for sign-off
- The builder is another team member, ie. sits alongside the consultants
